    Fees and Deposits

    In addition to monthly rent, clients are required to pay a security deposit, guarantor fee, and key money. Although we do not charge a brokerage fee, the specific amounts vary by property.

     

    Typically, the security deposit ranges from 3 to 6 months' rent fee, while the guarantor fee and key money are usually 1 to 3 months' rent fee.

     

    These fees are due at the start of the lease. Upon lease completion, the security deposit will be partially refunded after deducting any restoration costs. Please note, the guarantor fee and key money are non-refundable.

     

     

     

    Lease Duration and Early Termination Fee

    Our standard lease contracts are for a minimum of 2 years. Early termination requires a minimum of 4 months’ prior notice.

     

    In cases where the client terminates the contract before the first 12 months period, the security deposit will not be refunded as early termination fee.

    Lease Renewal

    If you wish to extend the lease beyond the initial 2-year period, we require 4 months' notice before the lease expires. A renewal fee equivalent to 2 months' rent fee will be required for the extension.

    Required Documentation

    To complete the leasing process, clients need to provide certain documentation, including but not limited to a passport, residence card, proof of employment, seal certificateand, proof of income, and documents which we require.

    No Subletting

    Subletting the property to third parties is strictly prohibited. Any breach of this condition will result in immediate termination of the lease without a refund of the security deposit.

     

    Utilities and Other Services

    Utilities such as electricity, gas, water, and internet are not included in the rent unless otherwise specified.

     

    Our company can assist with setting up these services and handle payments on your behalf upon request.

     

    Free Brokerage fee !

    We do not charge any brokerage fee.
